Read the list of items below to help you understand the applicable fees and other aspects of leasing with Sparrow.
Application fee of $55/occupant age 18 or older.
Holding Fee / Administrative Fee
A holding fee of $250 paid at time of application; if approved, $250 will be credited towards the administrative fee.
Refundable security deposit of 1-2x the monthly rent.
Pet deposit(s), pet rent, SmartHome, utility management, HOA & renter's insurance.
Application and Signing Fees
Moving is never easy, but we want to help you avoid any surprises. Please familiarize yourself with the following one-time expenses: application fee, security deposit, holding fee, admin and move-in fees. Details below.
- Application Fee
There is a non-refundable $55 application fee for each person over 18 applying to rent a home with Sparrow. This fee covers the cost of background checks, time spent reviewing the application, and any other expenses involved with the application process. It is non-refundable because expenses occur regardless of an application’s outcome.
- Security Deposit
- A security deposit of 1-2x month’s rent (may vary in accordance with your screening results*) will be due within two business days of receiving application approval from Sparrow.
- The security deposit allows us to hold the home for you until move-in and may be returned (in whole or in part) at move-out.
- Your security deposit acts as insurance for us to cover any unpaid rent and/or damages, wear and tear excepted.
*There are three screening results: approval, approval with extra deposit, or denial. If your screening result is an approval with extra deposit, an additional 1/2 – 1x deposit will be required.
- Holding / Admin Fee
A holding fee of $250 will be required at time of application. If approved, $250 will be credited towards administrative fee. If denied, $250 will be refunded within 14 business days. If cancelled, the holding fee is non-refundable.
Depending on the date your lease begins, you may need to pay prorated rent and amenities for the time remaining in the month. If applicable, this includes pet fees & rent, SmartHome fee, Conservice utility fee & sales tax.
If your lease starts on or after the 20th of the month, the next month’s rent will need to be paid in full.
Monthly / Recurring
In addition to your monthly rent, the following services & fees may be applied to your account. Fees and service availability may vary by location, so be sure to ask.
Your Sparrow home comes equipped with the latest SmartHome technology for a $34.95 monthly fee. Fees and service availability may vary by location. You’ll have access to remote video viewing, remote lock and thermostat control, along with many other smart technology integrations and add-ons.
A utility management and billing company may manage electric, water, gas, sewer and trash on your behalf for $11.99 per month. May not be available in all locations. Additional charges will vary from month to month based on usage & will be charged as additional rent.
- Renter's Insurance (if applicable)
Residents who do not provide proof of $100,000 personal liability insurance coverage will be auto-enrolled in Sparrow’s Resident Liability Insurance Program & charged a monthly fee of $14.95 (as additional rent). Enrollment in this program will satisfy the renter’s insurance requirement in your lease agreement.
- Pet Fee & Rent (if applicable)
Residents with a pet will pay a one-time non-refundable pet fee of $300 per pet at move-in. A monthly pet rent of $40 per pet will be charged with rent, with a maximum of three (3) pets.
HOA, Maintenance & Other Fees
- HOA Non-Compliance Fee
If your home is part of a Homeowner’s Association, there are violation fees & fines when certain rules and regulations are not followed. We want to make you aware of our violation process to help you avoid unnecessary fees, as processing these notices carries an administrative cost.
Sparrow will charge a $45 HOA Administrative Fee for any HOA or municipal notification of non-compliance we receive for your home, in accordance with your lease agreement.
Any and all fines billed by the HOA or municipality will be passed along to the resident on all violations issued. Please familiarize yourself with the expectations and restrictions that were provided as part of your lease agreement. Residents are responsible for any fines and/or charges from HOA’s or municipalities. Please contact your Property Management team if you have any questions.

- HOA Amenity Access
At Sparrow, we value our residents and want you to fully enjoy every amenity that comes with living in a master-planned community. To ensure you have access to these amenities, we hereby grant you authority to self-register with the HOA and purchase access device(s) directly from the HOA for entry into the included community amenities. This authority extends to all residents identified on the lease agreement for your home.
To self-register, send the letter attached with your move-in email as well as your lease agreement. Please note that you are responsible for costs incurred to obtain amenity access devices (keys, badges, cards, remotes, etc.) up to $50.00. For costs incurred over $50.00, please submit proof of payment to your Sparrow property manager to receive reimbursement credited to your ledger.
If you do not receive a response from the HOA after 14 days of requesting amenity access, please reach out to your Property Management team.
- Relocation Fee
Sparrow understands life happens! If you need to relocate during your lease term to another Sparrow market, we’d love to work with you! Reach out to your Property Manager to learn more.
Once the relocation is approved, a $1,500 relocation fee will be applied to your ledger.
